Provides real estate legal guidance to support the Company's existing portfolio and assets under development.  Frequently partners with Lease Administration and Construction to interpret and enforce lease provisions on escalating issues.  Manages legal programs associated with Dollar General's new store growth, including overseeing all lease negotiations and a development due diligence program.  Supports the Real Estate team and developer partners when unique site development questions arise so that site will remain consistent with Company practices and preferences. 

Job Details:
  • Support to Lease Administration:  Supports Company partners who manage existing store leases.  When lease matters escalate, Director provides document interpretation, drafts detailed legal correspondence and engages to resolve matters amicably or prepare for potential litigation.  Also provides guidance when stores are impacted by government proceedings, including condemnations, annexations, permitting and code compliance. 20%  
  • Support to Construction:  Guides Construction partners when issues arise with a landlord's or contractor's timely delivery of complete construction. Requires the review and enforcement of lease delivery language, often requiring assessments for permitting, liquidated damages, punch lists, warranties and defects. 20%Due

  • Diligence Program Management:  Overseeing employees and vendors who review title commitments and underlying recorded documents, surveys, site plans, easement agreements, restrictive covenants, and other ancillary real documents to ensure legal sufficiency and compliance with Company forms and policies.  Communicate with Company personnel, developer partners and outside counsel so that due diligence is timely completed to meet Company growth timelines. 20% 

 

  • Lease Document Management:  Oversees programs for the negotiation and execution of Lease Agreements, Commencement Date Agreements, SNDAs, Estoppel Certificates and other related legal and leasing agreements.  Provides legal and business analysis to internal employees, outside counsel, landlords and lenders. Confirms any negotiated provisions are aligned with overall Company strategy and historic positions. 20%
  • Coordination of Counsel:  Retains and manages local counsel for matters that need support within specific jurisdictions.  Partners with other internal legal employees when matters proceed to litigation or otherwise require additional areas of expertise.10%

  • Company Initiatives:  Partners with Company leadership to provide legal assistance with various corporate initiatives. 10%

Qualifications:
  • Experienced real estate legal and commercial/retail leasing background used to expedite transactions, while balancing varying business and legal needs.
  • Strong time management skills needed to successfully manage multiple projects, assigning the right priority and follow-through for each.
  • Ability to analyze a situation, exercise judgment, and handle ambiguity. Attention to detail required. 
  • Must leverage technology and reporting tools to sustain large, fast-moving programs in a time-sensitive manner by providing prompt and detailed communication.
  • Excellent interpersonal skills, articulate communicator; able to provide clear, concise, and decisive direction to individuals with both legal and non-legal backgrounds.
  • Proficiency in Microsoft Office programs including Word, Excel, PowerPoint and Outlook.
