Summary:

This position will provide Senior Leadership to the CHD (Comprehensive Housing) warehouse staff employees. Under the supervision of the Maintenance & Rehab Residential Sales Area Manager, the inspector will perform routine and complex work for the Oneida Nation related to the building inspection and plan review to ensure Uniform Building Code, Uniform Dwelling Code, Commercial Building Code, and other related codes and standards are met. Candidates should have experience/knowledge of the home inspection industry and houses ranging from old to very high-end houses.


Responsibilities:

* Work with CHD Management to periodically review, update and revise the zoning law.
* Carry out all duties as identified in the Oneida Zoning Law, the Oneida Building Code, and any other applicable laws.
* Investigate violations of the Zoning Law on rental units and landlords participating in V.A.S.H (Veterans Affairs Supportive Housing).
* Provide adequate, organized information to the CHD management for decision-making.
* Ensure that inspection records are being maintained and current, i.e., Annual, V.A.S.H, Assistance and condition reports.
* Ensure investigations are being completed on all violations of the Landlord Tenant Laws and are completed in a timely manner
* Investigate property maintenance complaints and work with CHD management.
* Ensure compliance with the Wisconsin's Uniform Dwelling Code (U.D.C) Plumbing, Electrical, Energy and Commercial Building Codes.
* Conduct and oversee inspections of CHD Inventory and Program housing units.
* Perform annual and periodic inspections such as V.A.S.H & H.C.V (Housing Choice Voucher).
* Maintain accurate, up to date records of the Zoning Laws of the Oneida Reservation pertaining to CHD policies.
* Establish and enforce necessary or desirable regulations in writing, clarifying or explaining any provisions of the Landlord Tenant Agreements.
* Provide clerical, technical, and professional assistance as needed by CHD management in the exercise of its duties.
* Oversee Health & Safety inspections.
* Keep abreast of current changes in Oneida Building Code, all codes incorporated by reference, Planning/GIS and Zoning regulations and research alternative solutions for conflicting development issues.
* Contributes to a team effort and accomplishes related results as required

Essential:
* High School Diploma, HSED Diploma or GED Certification wi
* Applicants age 50 and older are exempt from this requirement

Credentials:

Essential:
* Driver's License Personal & Tribal Vehicle
* Insurance Required

* Ability to obtain training in Building Fire Protection and Prevention training and annually thereafter.
* Obtain Wisconsin Home Inspector Certification within ninety (90) days of employment.
* Obtain National Home Inspector Certification within six (6) months of employment
* Obtain ATI Home Inspector Certification within six (6) months of employment.
* Obtain Certification by the State of Wisconsin Uniform Dwelling Code within six (6) months of employment.

Experience:

Essential:
* Three (3) years of experience in an Inspector role for a native nation, or other unit of government. equivalent combination of education and experience may be considered. 
Nonessential:
* Three (3) years' working experience in home repairs, remodels, structural repairs and general home maintenance. 
* Three (3) experience working within HUD regulations homes system.
* Three (3) years' experience working in Native American Housing Programs.

Must be willing and able to obtain additional related education and training.

Must pass a pre-employment drug screen and adhere to the Nation Drug and Alcohol-Free Workplace Policy.

A Tuberculosis (TB) Screening and/or a 2 step TB Skin Test is required within thirty (30) days of employment.

Must provide a copy of diploma/degree, license, or certification upon employment.
