The Research Analyst collects, analyzes, and interprets internal and external information regarding the commercial real estate market. The position also assists with communicating strategy to external clients, leading internal market and strategy updates, and leading research discussions. The Research Analyst will track and analyzes all aspects of the real estate office and industrial markets, including trends in pricing, vacancies, new construction and economic conditions.
POSITION ESSENTIAL FUNCTIONS:
Research commercial real estate market transactions (sales and rentals) to understand market participants' motivations and investment criteria.
Research target investments, including gathering and evaluating economic, demographic and market data.
Collect, organize, review, and summarize property due diligence reports, leases, legal documents, financial and operating information, property condition reports, and other due diligence materials.
Interpret data from a variety of sources to convey information clearly and accurately to assess the economic environment and evaluate commercial real estate trends.
Interact with sellers, buyers, and brokers to assist in understanding market conditions and impacts on the relevant parties involved.
Work with brokers to prepare proposals and strategies for presentations.
Responds to ad hoc internal and external client requests for data, graphs, commentary, etc.
Maintains accurate property and availability information relating to all properties managed by Transwestern.
Identify market trends and patterns.
Design surveys, questionnaires, polls etc. specific to research requirements.
Interpret relevant information by searching, validating, and recording accurate data into appropriate database(s).
Perform fieldwork, interviews, experiments, concept-test, etc. to gather data as required.
Utilize various professional sources to find and extract pertinent information.
Organize and maintain research databases.
Frequently self-audit work and check data for errors and inconsistencies.
Compile and organize findings in graphs, charts, mock-ups, and diagrams.
Create compelling visualizations and provide meaningful insights on local market data, trends, and drivers.
Document, report, and present research findings to management and clients.
Data gathering and analysis of internal operations through various reporting tools.
Provide financial/analytical support to management and complete "ad-hoc" analysis as needed.
POSITION REQUIREMENTS:
A bachelor's degree with emphasis in real estate, economics, finance or accounting related field preferred but not required.
A minimum of 3-4 years of commercial real estate research experience preferred.
Familiarity with CoStar, Loopnet and other CRE Industry applications.
Must have a solid understanding of research metrics (vacancy, absorption, etc.), economic drivers, and problem solving.
Working knowledge of Microsoft Office 365 Suite including Access and Power BI.
Demonstrate an interest in the commercial real estate industry.
Be curious by nature and demonstrate the ability through investigative research.
Be persistent in the pursuit of information.
Have experience providing a high level of customer service.
Manage multiple responsibilities, changing priorities, and excel in a fast-paced environment.
Be goal-oriented, competitive and motivated by success.
Demonstrate strong analytical capabilities with a high attention to detail.
Ability to keep information and internal communications confidential.
Must be able to remain in a stationary position 50% or more of the time/constantly operate a computer and other office productivity machinery (ex. a calculator, copy machine, computer printer) or, by request, be provided reasonable accommodations to perform the essential functions of the position.
Perform or assume additional department duties as assigned.
