Overview
We're looking for a Director of Capital Projects and Facilities Managment to lead and manage a wide range of capital projects across our communities. This role will oversee key initiatives involving mechanical, electrical, plumbing, elevators, and building envelope systems—ensuring projects are delivered on time, within budget, and to the highest standards.
In addition to capital project oversight, this role supports the development of 10-year capital plans and annual capital budgets and plays a critical part in preventive maintenance, quality assurance, and training programs across our housekeeping, engineering, and grounds departments. You'll also assist with initatives related to energy management strategies and facility assessments to help keep our communities safe, efficient, and well-maintained.

This is a hybrid position based out of our Chicago corporate office, requiring on-site presence three days per week and the ability to work remotely up to two days per week.

Responsibilities
Principal Accountabilities / Essential Job Functions:
Capital Projects:
• Manages all design and construction activities for capital related projects such as
building envelop renovations and Mechanical, Electrical and Plumbing (MEP) systems
replacement and elevators replacement.
• Ensures project designs align with the company's brand and luxury standards while
optimizing functionality for senior living communities.
• Establishes and monitors construction best practices, ensuring compliance with local,
state, and federal regulations.
• Manages relationships with architects, contractors, engineers, regulatory authorities,
Authorities Having Jurisdiction (AHJ), owner's consultants and other vendors to
ensure high-quality execution.
• Responsible for on-time, on-budget performances and quality control review.
• Manages project from inception through project close-out and warranty period.
• Leads Request for Proposal (RFP) processes, vendor selection, and contract
negotiations to secure the best value and quality for the company.
• Reviews all documents, including plans and specifications, Request for Information
(RFIs), permit applications, submittals and changes to contract documents.
• Drafts contract agreements, change orders and budget request forms.
• Reviews and evaluates project schedule to ensure that milestone and final completion
dates are achieved.
Facilities Management: The Director of Capital Projects and Facilities Management
performs the following facilities management responsibilities in partnership with the
Corporate Director of Facilities Management and serves as a backup in their absence:
• Manages processes related to compliance with regulatory agencies such as the
Authorities Having Jurisdiction (AHJ) and Vi standard policies.
• Assists in developing, maintaining, and overseeing training and quality assurance
programs and procedures for housekeeping, community maintenance and engineering
departments.
• Identifies on-going building systems maintenance needs and inspects building
systems to determine maintenance practices and repair needs
• Conducts walk-throughs and visually assess the safe and efficient maintenance and
operation of the physical plant, HVAC, plumbing equipment and generator(s)
• Participates in the requests for proposals (RFPs) process, evaluates bids, and develops
proposal summaries and recommendations. Develops and assist communities with the
execution of operational contracts.
Travel up to 50%
Qualifications
• Education: Bachelor's degree in Construction Management, Architecture or
Engineering and Professional Accreditation in Facility Operations / Management is
required or commensurate years of experience.
• Work Experience: Minimum 10 years multi-state/site experience overseeing building
operations in senior living, healthcare or hospitality industry is required. Experience
with various construction and Mechanical, Electrical and Plumbing (MEP) systems is
required.
• Licensure / Certification: AFE (Association of Facility Engineers) Certification, or
Plant Engineer Certification required. Licensure in HVAC, Refrigeration, Electrical,
EPA and Plumbing preferred. REH (Registered Executive Housekeeper) certification
preferred. Must possess a valid and current driver's license.
Pay Range
USD $153,927.00 - USD $200,091.00 /Yr.
